Jim is the retired Executive Vice President Operating Officer and Chief Financial Officer of United Trust Fund, a real estate investment firm specializing in the acquisition, development, financing and disposition of single tenant net leased real estate. For the past 25 years, United Trust Fund, a privately owned real estate investment company, has completed more than $2 billion of sale- leaseback and build- to-suit net leased real estate projects. Jim is also an investor, officer and director of numerous related companies and businesses formed for the purpose of holding title to the net leased real projects. Jim is a registered principal with the NASD, is a Registered Investment Advisor with the State of Florida and holds a Florida and Georgia real estate brokers license. He previously served as the President of MDC Equities, a wholly owned subsidiary of a NYSE-listed corporation and as Senior Investment Officer for First Capital Companies, a publicly syndicated commercial real estate investment company. Jim graduated with high honors from Northeastern University, Boston, Massachusetts with a Bachelor of Science in Business Administration. He is now a member of the Corporation of Northeastern University Boston and serves on the financial affairs committee. From 1971 through 1982 he was active in various branded worldwide hospitality opportunities. Currently Felix is a consultant on new business opportunities in all phases of real estate and hospitality development with special emphasis on senior management and operations. Dick Perlmutter is an advisor to US Funding LLC and its affiliates and has over 30 years of experience in commercial and institutional architecture and construction administration. With such firms as OMA/Rem Koolhaas, Arquitectonica, Spillis Candela /AECOM, Little, and as an independent practitioner. Dick has served as a designer and senior project manager on large commercial and institutional architectural projects, including K-12 schools, college and university, retail, hospitality, mixed-use, cultural, and governmental facilities. Dick has functioned as point person from project inception through closeout and occupancy, managing design, production, and construction contract administration phases. Duties also included pre-design assessment of existing facilities to determine feasibility of various programming, constructability, budgetary, and phasing options. Dick also has significant experience in property condition assessments for a variety of property types and the needs and requirements of varied number of reporting standards, including ASTM E2018, Fannie Mae and Freddie Mac protocols, and customized client formats. Dick has performed Remediation Design projects, Property Condition Assessments (PCAs), Small Loan PCAs, Construction Progress Monitoring, Construction Cost Reviews, Regulatory Compliance Assessments, and Forensic Engineering Assessment Reviews. Dick attended Oberlin College graduating with a BA, The Institute for Architecture and Urban Studies and The Diploma School of the Architectural Association of London.
